For Landlords
Property Requirements
We work with private landlords across the UK to source residential accommodation for individuals and families in housing need. Here is what we look for in the properties we manage.
What We Look For
We welcome enquiries from landlords with a range of property types across the UK. All properties must meet minimum legal and safety standards before occupation, and we carry out an assessment of every property before agreeing a management arrangement. The information below sets out our general requirements — if you are unsure whether your property qualifies, please get in touch and we will be happy to advise.

Condition Standards
Property Condition
We work with properties in a range of conditions, from recently refurbished homes to those requiring some updating. All properties must meet minimum legal and safety standards before occupation — we will advise you on any works required during the assessment stage.
Structurally Sound
The property must be structurally sound with no significant defects to the roof, walls, floors or foundations.
Weathertight
Windows, doors and the roof must be in good repair and the property must be free from significant damp or water ingress.
Safe Heating
The property must have a functioning heating system. Gas heating installations must have a valid Gas Safety Certificate from a Gas Safe registered engineer.
Safe Electrics
The electrical installation must be safe and have a valid Electrical Installation Condition Report (EICR) from a qualified electrician, where applicable.
Adequate Facilities
The property must have a functioning kitchen and bathroom with hot and cold running water.
Energy Performance Certificate
Properties must have a valid Energy Performance Certificate (EPC) and meet the minimum energy efficiency standards applicable to the property and letting arrangement. For most privately rented residential properties in England and Wales, this currently means an EPC rating of E or above, unless a valid exemption applies. Requirements may differ depending on the property, jurisdiction and applicable exemptions.
Documentation
Compliance Requirements
We work with property owners and housing partners to ensure relevant compliance requirements are identified, appropriately coordinated and maintained throughout the arrangement. Responsibilities are agreed according to the applicable contractual structure. We can advise on obtaining any certificates or documentation that are not yet in place.
Gas Safety Certificate
A valid annual gas safety certificate from a Gas Safe registered engineer is required for all properties with gas installations.
Electrical Installation Condition Report (EICR)
A valid EICR from a qualified electrician is required where applicable. EICRs must be renewed every five years or at change of tenancy in accordance with current regulations.
Energy Performance Certificate (EPC)
A valid EPC is required for all properties. Properties must meet the minimum energy efficiency standards applicable to the property and letting arrangement. Requirements may differ depending on the property, jurisdiction and applicable exemptions.
Smoke and Carbon Monoxide Alarms
Working smoke alarms on every floor and carbon monoxide alarms in rooms with solid fuel appliances or gas boilers, as required by applicable law.
HMO Licence (where applicable)
A valid HMO licence from the relevant local authority, where the property meets the criteria for mandatory or additional licensing.
Right to Rent (England only)
Right to Rent checks are a legal requirement for landlords letting residential property in England. Where applicable, these checks are the responsibility of the legally responsible party under the arrangement. Right to Rent requirements do not currently apply in Scotland, Wales or Northern Ireland.
Buildings Insurance
Valid buildings insurance for the property. We recommend landlord-specific insurance that covers the property for rental use.
